Why is it esta rather than estan when referring to las oficinas (plural of office)?

The third person plural form of the Present tense, (El Presente), and the Preterite tense, (El Preterito Indefinido), are identical for -ar verbs.
Since that is the case, may I suggest that there is a note about this in the lesson with a few examples to show how context can clarify which tense is being used? This would be very helpful.
A simple chart comparing the present and past conjugations alongside each other of some common verbs such as 'trabajar' or 'hablar' would also be useful, especially for those learners who are very visual.

Just wondering about this statement:
Sometimes verbs giving advice / order can be followed by an infinitive. In this case, "que" shouldn't be used.
I haven't worked that one out yet - would you be able to embellish the circumstances, please?

I just figured out why I'm missing all the "usted" questions. When I go study verb charts, none of them even list the formal, so I have incorrectly using the second person plural.
But why? I've been told that it's hardly used, and if they don't even include it in the conjugation charts, . . . Really?

I would have thought that estar would be used here rather than ser. On reflection I imagine that ser was used because the emphasis is on the first marriage, rather than the emotional state of the person talking.
Is that the case or ....?

Question: my weakest skill is listening comprehension during a conversational speech at a standard rate. What tips do you advise me to understand better native speakers speaking at normal speed?

Please would you point me to a lesson or explain briefly why "voy a comprarme" is used rather than "voy a comprar". Is it just clarification that I'm buying a house for me, rather than some random person, or is it absolutely needed?

This seems like a useful phrase! A few questions...
• How common is it in Spanish?
• I guess we could just as easily use nouns like 'fracaso', 'dificultad' etc?
• It's similar to 'meet with success' in English of course, but would it be totally wrong to use 'con' in Spanish?
• And, does the noun usually carry the article? (conoce el éxito)
